Trash Disposal Reminders

Property Management and the Board have seen a significant increase in violations of our Community’s rules surrounding trash disposal.  Further, we have seen a deterioration in etiquette surrounding trash that is causing increased complaints by residents to the Board, increased pest control issues, and increased trash removal costs to the Community.

As a reminder to the ‘Spring Reminders’ posted on March 7th, Patriot Disposal Services, our trash company, is no longer hauling bulk items for free. They will be charging a $55 fee for bulk item collection moving forward. We ask that all residents please refrain from placing large appliances, furniture (including mattresses), or other bulk items in the trash areas. If you would like to arrange a special bulk item pickup, please contact Patriot Disposal directly by calling 703-257-7100, extension #5.  Fairfax County also has strict policies surrounding disposal of batteries and electronic devices as well as recycling policies that can be found at the www.fairfaxcounty.gov website.  Please consider consulting these resources before trash disposal.

Additionally, Property Management and the Board have received complaints from residents and observed the following lately:

  • Furniture and mattress disposals without appropriate contact to Property Management or Patriot Disposal Services;
  • Trash bags and boxes thrown over balconies and left on communal grass;
  • Trash bags left on balconies for multiple days;
  • Trash left on the ground within the trash corrals even when trash bins are not full;
  • Boxes (small and large) that are not broken down in accordance with community rules prior to placing in the recycling bins; and
  • Trash piled so high that bin lids can no longer be closed.

In an effort to avoid increased costs to residents and keep the community looking nice, please follow the community rules.  If bins are full, locate other bins throughout the community or wait until a later date to dispose of your trash.  Breakdown boxes before disposal to allow the bins to hold the maximum amount of waste.

Property management and the Board do have record of certain residents violating these rules to date.  If the behavior continues, the Board will be forced to take further actions.  Fairfax County also has stiff penalties with regards to trash disposal violations.  Please help us avoid having to consider fines and other remedies.
